Job Description

  • Participate in the design process of new projects by providing budget, schedule, and constructability input.
  • Working with the development team, engage, direct, and manage architects, construction/consultant companies, outside project managers and other project participants as needed to complete projects on time, within budget and to the targeted quality standards.
  • Develop standards and procedures to evaluate the operational efficiencies of the housing project and determine where each property may have value creation opportunity.
  • Achieve financial objectives by preparing annual budget, scheduling expenditures, analyzing variance, initiating corrective action, and report on financial performance regularly
  • Set team/property performance goals and objectives. Motivate teams to accomplish goals.
  • Ensure the sales team is fully resourced and well-directed, with clear guidelines to their own job responsibilities, and are provided with full support in achieving these, in terms of communication, training and development, and the organization of the department's workload.
  • Liaise with the Corporate Marketing and Promotion and Sales team.
  • Manage and track project pay requests, invoicing, change orders and conformance to approved project budget.
  • Demonstrates capability to read, understand and apply standards to complex documents affecting real estate projects, including but not limited to agreements/contracts, work letters, and drawings.
  • Handle overall operational of assigned Residential properties to satisfy the requirements of ownership and tenants

  • At least a Bachelor Degree in Civil Engineering / Architecture, preferably Master's degree in Management.
  • Preferably General Manager, Project Manager or Senior Manager specialized in Property/Real Estate or equivalent
  • 10+ years experience in the property industry
  • Between 35 to 45 years of age.
  • Strong business acumen and technical knowledge of residential and estate management
  • Certified Property Management designation is a plus.
  • Exceptional leadership qualities and above average communication skills with the ability to maintain good relations with people from various backgrounds.
  • Must be able to maintain a positive and productive work attitude and a team orientated mind-set
  • Ability to work a flexible schedule based on needs of the property as well as the company needs.
  • Ability to work well both independently (a motivated self-starter) and collaboratively (within a team).
  • Knowledgeable in city, county, and housing regulations are strong advantages.
  • In depth knowledge of property industry news, issues, and trends.
